Okanagan Real Estate Rises

The Okanagan real estate market is behaving as expected and sales are picking up from the last couple of months. Average sale prices in March are up four per cent above February and on par with a typically busy spring market. Single-family unit pricing has stayed consistent and new listings have steadily increased over the past several months including a 44 per cent increase in February. Records Set in Lake Country

Lake Country issued a record-setting number of permits last year valued at almost $100 million and construction continues to surge during the beginning of 2019. The building boom shows no signs of slowing down as development projects including Highlands at Lakestone and 190 new homes adjacent to Main Street draw residents who otherwise would have settled in Kelowna or West Kelowna.

While Lake Country has many draws, it’s what this community lacks that is also attractive.  Lake Country has a handle on homelessness and a recent count found not a single homeless person. As well, Lake Country residents are not subject to the controversial speculation tax applied to neighbouring Kelowna.

Lake Country Excluded from BC’s Speculation Tax

The lake view homes at Lakestone will not be included in the province’s newly proposed real estate tax.  The Government of British Columbia has named Lake Country as an area where the tax will not be imposed.  Designed to capture foreign and domestic speculators, the tax will not affect the master-planned community of Lakestone.  Lakestone is located outside of the designated urban centres deemed taxable by the housing-related tax which is scheduled to took effect in the fall of 2018.
